How to use this tool
- Enter the current balance, rate, and term.
- Read the biweekly draft (half of monthly P&I).
- Compare payoff years and interest versus staying monthly.
Worked example
$300,000 at 6.5% for 30 years → monthly P&I about $1,896, biweekly about $948. Twenty-six drafts a year retire the loan years earlier if the extra is applied to principal.
Frequently asked questions
- Why 26 payments?
- There are 52 weeks in a year. Half a monthly payment every two weeks is 13 full monthly payments — one extra.
- Will my servicer do this?
- Only if they apply extra as principal when received. Some “biweekly” programs just hold half-payments and send one monthly draft — that saves nothing. Ask.
- Is this extra-payment in disguise?
- Close, but not identical. True biweekly compounds every 14 days. Extra-monthly applies once a month.
- Escrow?
- Not included.
- Uploaded?
- No.
